Have you ever thought to yourself, “There should be a company that does X or that is able to do Y?”
It sure would save me, and other’s, time and it would be something that I could talk about with my clients conveying a “professional” was on the job!
When it comes to real estate, we are the consummate professional. Marketing, advertising, listing, negotiation, disclosing, protecting and serving – we have those bases covered. (what an inning that would be )
Real Estate Open House Sign Installation – Mr. Sam Padilla
Here is what I wanted for Christmas. I wanted a company that sets up and takes down open house signs.
Yes, that is what I wanted and what I received Mid July 2015. Talk about an early Christmas.
Introducing Sam Padilla. “Sign up SCV” is his company’s name and he is stellar.
At first, I had my doubts. Some of my questions, “How can a person set up open house signage as I would?” – Not that it’s all that hard or difficult. But I do put a lot of thought about the best location, where I’ll get maximum visibility and what “laws and enforceable” rules exist about placing the signs on “common property and private property”.
My Signs have been taken and booked as evidence before when I was conducting an open house in Calabasas – apparently there are restrictions from placing signs on public sidewalks and on curbs – Who Knew
Have you been stuck behind a real estate agent that stopped in a lane of traffic to drag their open house signs to the closest curb? I know I have and It’s irritating.
That’s why the proper setting up and execution of open house signage is so time consuming. To do it right, the person placing the signs should not be in violation of any vehicle codes, i.e. stopping in traffic or stopping and exiting their vehicle in the center divider.
However, as you very well know, there are not very many “convenient” parking locations in close proximity to super busy intersections. And those are the BEST locations to start the Open House Sign placement in Santa Clarita Valley!
A couple of cautions for real estate agents using Sam’s Services at “Sign up SCV”.
Prepare your Home Sellers – VACATE EARLY!!!
Inform your sellers that, most likely, you will be there 10-15 minutes before the open house starts. However, they will need to vacate about 1 hours prior to your arrival or they will be bombarded by buyers wanting to view the open house after the masses start to follow Sam to the property. This “Caravan” of sorts starts immediately after the placement of his very first open house sign.
When you arrive, be ready to be “greeted” with some “anger”. Yes, a little bit of anger because some have been waiting for 15-30 minutes. Hey, those are potential clients – smile and be happy, apologise and move on. No reason to get your “back up in a twist” when encountering attitude…
Exit strategy – Stage Left…
Sam will start with the removal of the open house signs at the specific property being hosted open.
However, you are not his only client. My suggestion is to lay down the signs in the yard, as soon as a “calm” presents itself. Then run to your car and drive away
Holy Moly – it was a hit…
The last open house we conducted where we used Sam and Sign up SCV – I was not prepared. I did not know much about the service and was elated to see that we were able to present an offer to our seller’s due to the open house we hosted!
Although, statistically Open Houses don’t sell Homes, I guess our’s did and that’s all I have to say about that!

However, when it comes to real estate sign installation. We don’t do that. I don’t have a truck and store my own real estate signs. We pay a service to go out and install the sign(s).
They use a post hole digger and install the real estate sign into the ground. They do this on hillsides, on busy streets, in tight areas within close proximity to other homes, obeying the rules of the various Home Owners Associations.
